Choosing the Right Inner West Property for your Family

With convenient access to Sydney’s CBD, the Inner West offers a metropolitan lifestyle combining a community spirit and a variety of cultures from Europe and around the world. If you are looking to stay in the Inner West or even move here for the first time, the good news is that there is a wide array of housing types and styles to cater for all tastes and budgets.
In this piece licensed buyer’s agent and expert in Sydney real estate, Nick Viner of Buyers Domain discusses some important considerations when choosing an Inner West property for your family

Location
Before selecting the right home, make sure you are looking in the area most suited to your needs. The region includes a range of suburbs from Balmain to Homebush and loosely covers the following government areas:

  • City of Sydney (parts thereof)
  • Municipality of Burwood
  • City of Canada Bay
  • Inner West Council
  • Municipality of Strathfield

When selecting an area, here are some of the top considerations of most of my clients:

  • Access to the CBD
  • Access to public transport
  • Proximity to good schools, including being within the right catchment zone. For more information about buying close to a good school, please see this article.
  • Proximity to shops and cafes
  • Weighing up between location versus size and space of property

Housing styles
The Inner West is blessed with a mix of housing styles from studios and units to grand Federation houses; from semis and terraces to waterfronts; from warehouse conversions to Californian bungalows; and from modern townhouses to stately Victorian mansions. There is something for everyone.

Things to check when buying in the Inner West
Unlike so many other areas in Sydney, there are some pitfalls to be aware of when buying in the Inner West. If you are unfamiliar with the area, make sure you do your research on the location, otherwise you could risk losing a significant amount of money due to any number of local and environmental factors that may impact upon the value of your property. Some of these are:

  • The flight path
  • WestConnex, including tunnels and smokestacks
  • The proposed Western Harbour Tunnel
  • Areas earmarked for high-rise developments
  • Government housing
  • Boarding houses
  • Industrial areas

Be clear about your requirements when choosing the right property. Be decisive but don’t buy out of frustration, otherwise you might end up paying too much for the wrong property.
